Buyers Benefit From Sliding Home Values

by Agent503
cs_october_2008 For the first time since the housing bubble burst, the year-over-year decline in value for residential property in Portland is in the double-digit range. According to the S&P Case-Shiller Index, arguably the nation’s most recognized source for home price changes, Portland homes lost more than 10% since October 2007. But not all neighborhoods have been affected to the same extent. Losses in several close-in neighborhoods have remained in the single-digit range, some have even posted mild gains. In some situations sellers have lowered prices on their homes beyond the neighborhood trend, creating interesting opportunities for buyers. Find out more here .

Made in Oregon Sign Update

by shooter
made-in-oregon-sign The pre-application conference for the proposed change to the "Made in Oregon" sign occurred on December 9, 2008.  The result of that conference was a list of procedural requirements for the applicant, Ramsay Signs , to follow.

A pre-application conference is a way to get your "ducks" in a row prior to submitting an application to the Bureau of Development Services.

The next step is for Ramsay Signs to file its Historic Design Review application.  Once the application has been reviewed, a hearing is scheduled, and the public has been notified of the Design Review hearing, the public can comment on the proposal.  Details for submitting comments will be included in the public notice, and we will provide that as soon as the notice is distributed.

If you would like more information, the Bureau of Development Services has created a web page for the proposal.  The page includes a detailed description

Portland City Council unanimously passes resolution to update the Mt Tabor Park Master Plan

by pearlgirl
Main-Office Today, Portland City Council unanimously passed a resolution to approve an update to the Mt. Tabor Park Master Plan. The Mt. Tabor Park Master Plan, completed in 1999, did not include the part of the park that houses the Portland Parks & Recreation's central maintenance yard and plant nursery located at 6437 SE Division. The update passed today adds this area to the Master Plan, as well as acknowledging two other changes to the Park since 1999: the historic designation of the park and reservoirs and the addition of a dog off-leash area.

The vote followed the presentation of a report on a year-long planning process by the Mt. Tabor Central Yard and Nursery Planning Group, a joint effort between Portland Parks & Recreation (PP&R), management and staff, and concerned community members. The goal of the planning process was to design a new facility at Mt. Tabor that will provide a safe and efficient work environment, use sustainable practices and green buildings, h

The proposed 5-story building will have ground level commercial spaces and a total of 97,165 SF. As much as 60% of inventory at some condo buildings qualifies as Desperate

by Agent503
house_for_50_less With little new inventory hitting the market this time of the year, an increasing number of units are sitting on the market - vacant.  Portland's Desperate Sellers Database now includes almost 200 such properties and reports that as much as 60% of the inventory at some condo buildings qualifies as Desperate. Both the Meriwether and the John Ross have been hit hard, but a number of buildings in the Pearl haven't been spared either. Find out more here .

More on the "Made in Oregon" Sign

by shooter
made-in-oregon-sign The Daily Journal of Commerce provides some good insight into the proposed change to the "Made in Oregon" sign.  Most notably, the sign has been changed twice since it was originally erected with "White Satin" for the White Satin Sugar Company.  It was changed to "White Stag" in 1957, then to "Made in Oregon" in 1996.  While the sign itself is a historic landmark, that designation only has influence over the character and design of the sign, not what it says.

The next step for the change is for the application to come before the Historic Landmarks Commission.  We'll let you know when that will happen.

What it means to live in a "green" home

by TeachStreet
TS_Tree The Moon brothers, Garrett and Dustin, of Southeast Portland have decided to go green.  It turns out that the new home they're building is already exceeding the standards for " green design " set by the Cascadia Region Green Building Council ("CRGBC").  The council was set up to establish and monitor green building standards on the West Coast and Pacific Northwest.

To date, no new development has achieved all the rigorous standards set by the CRGBC in one design.  The Moon's believe they are a shoe in to being the first to build a fully green home .

The Living Building Challenge is a program developed by the CRGBC. The Moon's have entered the challenge which requires designers’ buildings be 100% supplied by on-site renewable sources.  The challenge covers “six petals”:
