A Design Advice Request has been scheduled for a mixed-use project at 537 NE Couch St. A pre-application conference was held on January 28th. Details about the proposed building are included in the Design Advice Request announcement. At present, the ground level consists of a large retail space, seven two-level live/work spaces, 13 garage spaces, and a 15 space surface parking lot. Above the live/work and retail will be three to four floors of apartments. This is a proposed design, details may change significantly prior to application for a Design Review.

The project is tentatively named 6th & Couch and is a mixed-use apartment project. There is ~3,000sq' of Retail, 7 Live/Work units with lofts, and 69 apartments. The units are predominately studios with some 2 bedrooms and 1+'s. There is also a residential parking lot off of NE Davis with 15 surface parking spaces and 13 residential garages. One of the main design features are the solar shades on the Couch portion of the building. Each unit has a garage door with an awning that is integrated with the skin of the building.



Construction of this project requires the removal or demolition of two existing apartment buildings on NE Couch.
Vallaster Corl Architects is designing this building. VCA has done numerous multifamily and mixed-use projects around the city including: The Hawthorne, Headwaters, Pearl Townhomes, and The Jefferson.

Design Advice Requests are not intended to substitute other Code-required land use or legislative procedures. The purpose of a Design Advice Request may include:
- Early feedback on atypical building types or configurations,
- Projects which anticipate including elements that do not appear to conform to design guidelines, and which may require a waiver of one or more design guidelines.
- Unique urban design schemes for which interest or support is sought prior to approaching other agencies
