Big developers do fine with specs in Pearl
The Pearl District's transition from blue to white collar and machine shop to cubicles continues at the corner of Northwest 13th Avenue and Northrup Street.
That's where developers Al Solheim and R.C. Ford are building the nine-story Machine Works office project.Developers like Tom Moyer and Shorenstein Properties can afford spec office projects without tenants signed up before construction starts. Moyer is scheduled to break ground this spring on his spec Park Avenue West, and Shorenstein is now building its First and Main project.
But spec offices are a tougher game for smaller developers like Solheim and Ford. They don't have the same seas of cash.
